72 Grayston Drive, situated in the well-known area of Sandton, Johannesburg, was recently upgraded. This building underwent its transformation in order for it to complement its architecturally chic and modern surroundings. It is located up the road from the renowned Nelson Mandela Square, Sandton City and Sandton Convention Centre.

72 Grayston Drive is a green building and therefore the HVAC installed by IES had to be particularly environmentally friendly but still function optimally.

The systems installed are as follows:

• Daikin VRV Systems
• Toilet Extract Systems
• Fresh Air Systems

A short system description: The main system is the VRV-IV type with the plant located on the roof level and refrigerant pipes to each individual indoor in-ceiling type unit. BC controllers were installed to distribute the refrigerant to the respective indoor units as per the demand requirements.

The overall air distribution for the in-ceilings is via constant volume ceiling diffusers positioned in the ceiling tee. All of the air-conditioning units are controlled via dedicated controllers in each individual area.

Anti-vibration mounts and/or spring mounts were installed for all equipment, to absorb the vibration and eliminate sound during operation.

Each fresh air supply branch to the hide away units has a butterfly damper fitted onto it. The damper has a quadrant that can be manually actuated to close, open or restrict the amount of air flowing through. Once the required flow rate is achieved, the quadrant can be locked into position.

The initial design of the building was changed to suit the client office’s layout and this affected the equipment IES had originally selected. IES had to negotiate with suppliers regarding deliveries and stock availability but was still able to meet the deadline date.
